Failing/Ruptured Water Heater

Every modern home has a tank or tankless water heater. For tank water heaters the average life span can be as short as 5 to 10 years if you are on a well system with hard water. On avg though 11 to 16 years is how long a tank water heater can be expected to last before the tank ruptures and you have a mess on your hands.

There are a few ways to determine the age of the water heater. For most water heater brands you can determine the age of your water heater by the first 4 digits of the serial number that typically show the month and year. Example -0219 would mean Feb.2019 For Bradford White Water Heaters however there is a code used for month/year that you can find thru visiting their website.

Since water heaters can rupture with no notice you should ensure that it is not past its average life span and either way ensure you have a working emergency shut off valve on the cold line that feeds into your water heater. This is the pipe on the right side of your heater. .

Tip- Test regularly your emergency shut off valve to your water heater and the main to your home so you have peace of mind you can shut off your water in the event of an emergency.

Also consider either a Moen Flo water monitoring device of an inexpensive point of use water alarm to place next to your water heater.

These devices emit a noise as loud as a fire alarm, should water begin to leak on the floor at the location they are placed at.
